ISTL have delivered almost 4,000 apartments since our inception in 1995. Engineering a variety of centralised and de-centralised systems across many M&E disciplines. From 2 storey blocks to 25 storey towers and higher, we have the experience and expertise to work with any building technology from simple timber frame to the latest steel and concrete structures.
Build to rent

ISTL has successfully delivered a range of Build to Rent projects, focusing on modern living solutions designed for long-term rental. We specialise in the installation of centralised and decentralised mechanical and electrical systems tailored to this sector’s demands. Our expertise includes comprehensive power and lighting distribution, essential safety systems like fire alarms and access control, as well as advanced data and communication solutions. Student accommodation

ISTL has played a key role in delivering quality student accommodation, creating vibrant living environments that cater to students’ needs. We have engineered nearly 1,600 student accommodation units, focusing on the installation of robust mechanical and electrical systems. Our services encompass efficient heating, ventilation, and air conditioning, along with essential safety features such as smoke ventilation and CCTV systems. Extra care

ISTL understands the unique requirements of Extra Care housing, having delivered hundreds of homes focused on comfort, safety and independence. We specialise in providing tailored mechanical and electrical solutions for Extra Care homes, prioritising residents’ well-being. Our services include the installation of emergency call systems, efficient heating and cooling solutions and accessible communal areas, along with advanced building management systems.
